You might be tempted to think that all the hard work is done once Powell Property’s letting service has found responsible tenants, arranged the move-in in and drafted a lease agreement. However, it’s been our experience that, sometimes, the hard work has only just begun. Issues such as maintenance problems, regulation compliance, rent arrears and difficult tenants arise regularly and resolving them can consume a significant amount of your personal time.
To avoid this, you may consider availing of our cost-effective full property management service which ensures that you enjoy the profits without any of the problems – sit back and relax while Powell Property take care of everything for you.

Our management fee is a monthly fixed charge and we do not charge a re-let fee. Our full management service includes: • Rental evaluation and assessment • Advertising the property through various platforms including daft.ie, powellproperty.ie, office signage, and social media • Flexible viewing times including evenings • Professional and thorough reference checking of all applicants • Preparation and execution of lease agreement • Collection of deposit payment and initial monthly rental payment • Utility transfers to new tenants • Initial registration and annual renewal of the tenancy with the Residential Tenancies Board • 24/7 emergency call-out services so you never have to worry about being called for leaks pipes in the middle of the night • Regular property inspections with comprehensive photo and video documentation, as well as written notes compiled into a thorough report • Dealing with the tenant directly on all matters concerning their tenancy • Lease renewals and rent reviews • Rent collection and pursuance of arrears • Arrangement of maintenance and repairs • Arranging an annual schedule of regulatory maintenance work • Agreement of an expenditure limit for maintenance work, anything over which you will be contacted for approval prior to moving forward with works • 24/7 access to all regulatory files and streamlined financial reports regarding your property(s) through our online client portal • Customisable financial reporting • Income and expenditure reports provided for year end • Plan of works needed to comply with the council’s private rental property inspections to ensure compliant with minimum rental standards Additionally, if you are ever considering expanding your rental portfolio, or if you are even looking to enter the rental market for the first time, Michael offers additional asset management services. Change of Agent Service

Between Powell Property’s highly competitive rates and the additional asset management services we offer to optimise your rental portfolio, we are no stranger to taking over the management of properties that are already let/occupied and managed by a different agency. Several of our clients have come to us because they felt their previous agency was asleep at the wheel, and wanted a more comprehensive and active property management company.
The idea of switching agents when a tenancy is already in place can be daunting but with our experienced team handling the transition for you, the changeover will be seamless for both you and your tenants.

When Powell Property take over management of a property, our agents will: • Make initial contact with the tenant(s) to advise them of the change in management; gather their details; provide them with a tenant information pack and rent payment details • Perform a thorough inspection to assess the current condition and regulatory adherence of the property, documented in a digital report including pictures and video • Provide a digital report of the inspection (including pictures and video) and identify any works needed or recommended • Prepare an annual schedule for routine/regulatory maintenance Once fully on-boarded, management continues as with our Full-Management Service REMEMBER: having a lease agreement in place does not mean that you cannot start saving on your management fees today!
