Our Derelict Property Series is an ongoing video series documenting some of our more in-depth projects, largely centred on completely derelict properties. For each property, we helped the owners identify which grants they would be eligible for; successfully apply for the grants; the oversaw the work and contractors for the duration of the project. Reviving and Restoring: The Derelict Property Series, Ep. 1

We are very excited about this project! 3 Lower Grattan Hill is a derelict property that we purchased on behalf of a client, and are in the process of turning back around to be available for the rental market. This property is quite old, and has been in a terrible state for quite some time - therefore, it is going to have a lot of interesting issues for us to tackle! The first is going to be the stairs - the current staircases (both from ground floor to first floor, and from first floor to second) are extremely narrow and STEEP. They would not be compliant at all with current regulations, so we will be addressing that throughout the build and pushing out the layout of the stairs to reduce the incline. It may be hard to visualise now, what with all the holes in the wall to the outside world, but once this property is done it will have been brought up to a B3 energy rating as well! We have a long way to go yet, but once we are finished this property will be a beautiful, two-bedroom home. As we are undergoing application for the vacant property grant on behalf of our client as well, once complete this home will be on the rental market for a minimum of 10 years!
