This property is quite old, and has been in a terrible state for quite some time - therefore, it is going to have a lot of interesting issues for us to tackle! The first is going to be the stairs - the current staircases (both from ground floor to first floor, and from first floor to second) are extremely narrow and STEEP. They would not be compliant at all with current regulations, so we will be addressing that throughout the build and pushing out the layout of the stairs to reduce the incline. It may be hard to visualise now, what with all the holes in the wall to the outside world, but once this property is done it will have been brought up to a B3 energy rating as well! We have a long way to go yet, but once we are finished this property will be a beautiful, two-bedroom home. As we are undergoing application for the vacant property grant on behalf of our client as well, once complete this home will be on the rental market for a minimum of 10 years! This 1700s building has witnessed centuries of Cork City history and was once home to a family-owned greengrocer on the ground floor with apartments above that were rented to workers at the old Dunlops factory on the marina. After sitting sadly vacant for 15 years, it’s finally getting the revival it deserves. Despite its appearance, initial inspections revealed that much of the structure is in better shape than expected, thanks to an intact roof that protected the interiors from severe water damage. We'll be replacing rotten beams, removing outdated partitions, and redesigning the apartments to maximize natural light and river views. Kitchens and living areas will now take advantage of the south-facing windows on the front of the building, and bedrooms moved to the back for added privacy. We have officially received confirmation from the Cork City Council that our client has been approved for the full vacant property grant of €50,000, plus the top-up of €20,000 for derelict properties. This grant application was a big undertaking, so we are delighted to have gotten the best possible outcome for our client.
